Water intrusion is the most common result of building material defects and failure. Water can enter a structure through various areas of the building envelope. This moisture intrusion can cause damage as well as mold if not identified and remediated in a timely manner. Detection of such problems is critical to avoid costly repairs and replacement. Commercial and residential leak detection is provided through various testing methods, including the use of infrared cameras and special equipment designed to recreate the conditions contributing to the moisture intrusion.

Field-testing procedures are performed to evaluate the performance of installed windows, doors, storefront, curtain walls, sloped glazing systems, skylights, ribbon windows, and exterior building facades for new construction quality assurance and diagnostic services to determine the cause of water intrusions. We also provide 3rd party repair validations for building owners / managers and contractors.

Shower Pan Testing

As a matter of fact, we’ve developed a proprietary tool (that only we have) and method for performing these tests. If there is a breach within the integrity of a shower pan, with a few exceptions, we can typically discover it before we leave your inspection*.
(1) We cannot test pans on second levels without permission from seller.
(2) Please be aware that many sellers will not allow us to run the water for the extended length of time necessary to procure leaks.

Moisture Inspections FAQs

Moisture can enter a structure through vulnerable areas in the building envelope. This moisture if gone unnoticed, can cause severe damage of building materials. Over time, even a small leak can cause the deterioration of wood or drywall and can even cause mold, which can lead to health hazards.
No one can actually see inside the walls without using destructive testing which means that they have to tear away areas to find out where the moisture is or may be coming from. With the use of thermography or an infrared camera we are able to detect the moisture within the wall, minimizing or eliminating the need for destructive testing.
Shower pans that are constructed with tile, stone and other material require specific water proofing methods and permits from the local building authority to ensure that it has been completed in the proper manner. If a shower pan is not water tight, it allows moisture to pass through the pan and into the walls. As a result, deterioration of the building materials, dry rot of wood and mold can take place within the walls or underneath the shower. Shower pans should be tested after initial construction and periodically to ensure that they are water tight. Just know that most home inspection companies will not perform this test.
